Trip to Kanyakumari and Tiruvanathapuram/Trivendrum


KanyaKumari

KanyaKumari is the southern tip of India.


Places to see:

  • Vivekananda Rock Memorial and Tiruvalluvar statue
  • KanyaKumari Temple
  • Gandhi Mandapam, Triveni Sangam, Sunset
  • Vivekananda Kendra for Sunrise, sunset point in private beach and museums about Vivekananda's teaching.

Places to visit in Kanyakumari/Nagercoil district

  • Suchindram Temple - Very famous temple.
  • Nagaraja Temple
  • Tiruparuppu Falls - I think this is an artificial falls created from the Neyyar river through a dam. Very nice and enjoyable.
  • Hanging Bridge - Old bridge which is one of the highest bridges, offers very scenic view.
  • Padmanaba Palace (This is different from Padmanabha swamy temple and palace in trivendrum) - Open till 5 pm.

How to reach:

Kanyakumari has a railway station and bus stand.
By train, you can reach Nagercoil or Kanyakumari itself. Autos, Taxis or buses are available from NagerCoil to Kanyakumari.

Lots of hotels available for reasonable rates. All the places to visit are in the radius of one kilometer. So you can book any hotel close to Kanyakumari junction.

Eating options

Not much eating options in Kanyakumari for the Vegetarians. Canteen @ Vivekananda kendra is decent. There are couple of restaurants in the main road. For non vegetarians, there are plenty of restaurants near the main kanyakumari junction.

Time to take to see all places

It takes 2 days to see all places patiently. But you can squeeze it to one day as well.
  • Vivekananda Rock memorial - There is a boat service from main Kanyakumari junction. This may be crowded. Ticket is around Rs. 60/-. This may be crowded during holidays. Also boat service depends on weather conditions.
  • Kanyakumari temple, gandhi mandapam, Triveni Sangam, sunset - You can cover all these in one evening.
  • Vivekananda Kendra - For the spiritually inclined only. There are very reasonable accomodations available as well. Vivekananda museum and the private beach are the main attractions.

Trivendrum

Trivendrum is the capital of Kerala and is located to the south of Kerala.

  • Trivendrum City - Kovalam Beach, Padmanabha Swamy Temple and attached Palace museum, Zoo, Museum, Art Gallery
  • Veli tourist village, Shangumugam beach, Poovar backwaters, Vadakayal Beach.

Hotels like Chaitram, etc are available close to Main bus stand and Trivandrum Central Railway station. KTDC has regular daily packages to all places of interest.

When will India and the world attain REAL freedom - Financial Freedom?

All views in this post are my personal OPINION.

  • Why India is yet to attain economic independence?
  • Constitution promises us economic independence. Millions of Indians live below poverty line. Is there hope?


Summary

One line Summary of what I am trying to convey through this blog:
International bankers have fooled 7 billion people including the 1.3 billion Indians into thinking we are independent and that we decide our nation's policies. Chief among the banker families are the Rothschilds' and the Rockerfellars.

Does this post matter? Do we have any control?
YES. As we understand the nature of banking system, we understand that a few bankers can print billions/trillions of dollars and the citizens of the world toil to earn the money printed.
Rather, we have the potential to think and act beyond just money.
  • Each individual on earth is unique, HE ENJOYS FREEDOM AS HIS BASIC RIGHT.
  • Freedom means to pursue YOUR interests, passions, not that of the bankers.
  • Imagine a world where each individual is not assessed in terms of money he earns. He is free to pursue his passion, his interests! It comes with responsibility that we will have to shoulder. Its still worth because we pursue our own dreams!

How long should billions be dictated by a few thousands/hundreds? Its time the world reclaims its Freedom that nature gives us.

What is Nature Given Freedom?
There is no universally accepted definition of this. But, if your consciousness agrees with the definition below, you can use it as the starting point and evolve it as you feel right.
  • Freedom means to pursue what interests you!
  • Freedom means you think and act as you please in a neutral or positive constructive way.
  • You try your best NOT to hurt others in the way you think and act! This means you understand others also enjoy the same freedom as you.
  • In case of conflicts (If there is no way you can achieve your goals without hurting others), then you try to make the least mistakes possible.


What are the signs that money is the tool to enslave the citizens?


Lets scratch the surface of the giant iceberg and see a few issues that our politicians, economists will avoid mentioning or use technical jargons to mislead.

At the Stroke of the Midnight Hour, as Indians slept, the BANKERS awoke to more LIFE AND FREEDOM....
Indian National Debt is around 1.2 trillion dollars (~52% of the GDP) in 2014. Each baby born in India has a loan account of $1000 as a free gift!
Have you ever thought about these questions and tried to get an answer?

  • Why does the Parliament never discuss in detail how much loan our government has?
    Whats the collateral against it?
    Whats the interest on which we are taking the loan?
    What we stand to lose if we default?
  • Why doesnt Indian Parliament discuss about how much currency has to be printed in a year? If Parliament is the supreme authority, why dont they have powers to decide how much currency should be printed? Instead why is it that an independent body called Reserve Bank of India and its board hold that right?
  • Who gives loans to Reserve Bank if it has to print extra currency? Who is that powerful nation/body/Corporation which gives loans like 100 billion dollars to India, trillion dollar loans to US?
    Fiscal deficit (in short, the loan that government has to repay through tax money) is discussed, but in such non transparent way
  • Dont we find it contradictory that all the political leaders of Pre Independent India were educated in the Enemy country (England)? - Gandhi, Nehru, Jinnah etc? Do you think England would be ruthless in making Indians slaves in India but the moment they go to Britain, they will teach lessons on liberty, freedom and freedom fighting? On the other hand, almost all home grown freedom fighters were martyred.
  • When did we hear for the last time an Indian politician of impeccable honesty? - Instead most of the times, we see only controversial OR dumb people become power heads in India? Why? If honesty was/is the best policy, why is it an exception in politics?
  • Does India have any Gold reserves to backup its currency? If so, Where is it...??
  • Our government never has funds for problems like Garbage disposal, ensuring clean water to all, affordable land home etc .... But we have enough money to buy 25 billion dollar fighter jets, fund BRICS bank, fund Afghanistan's rebuilding??
  • ..........
There are plenty of more issues. But, without further ado, Lets state the facts about the world and how 99% of the world are bonded slaves to the powerful 1% who control it.

Who are the International bankers who control the citizens due to their monopoly over money?

  • The Inner City of London (also known as square mile) is the financial capital of the world. They are the ones who finance government loans that amount to those trillions and billions of dollars. Even the Queen of England needs special permission to enter it.
  • The Inner city's control lies with 17 families and their descendants. They are known as Illuminati or International bankers headed by the Rothschild family.
  • They hold almost all the gold reserves in the world (either in the inner city or other secret locations across the world). To explain a little more , think like this - In order to have a stable economy, we need currency thats backed with something thats valuable and available in limited quantities in this world. For a long time, that standard is gold. So if they (International bankers) have almost all the gold reserves in the world, then they have complete control over world economy.
  • They use this powerful position to simply print money. The money thats printed has no backing of gold. It would be more appropriate to say that less than 10% of money printed has the gold backing. This system is called Fractional Reserve System. Its nothing but a fraud ponzi scheme. The catch is - Only the International Bankers can print money legally. They then LOAN it out to the Governments, Corporations and the citizens. Finally, You and me have to repay this amount and the interest! All the loan money can never be repaid by design as they charge interest on the loan money they print!! So, many people have to default by design of our banking systems!
  • Illuminati control both the ruling and opposition parties in every country - US, Russia, China, England, India etc. We Indians have been slaves from ages and we continue to be.
    Reserve Bank of India acts on the orders of International bankers and not our local politicians or Parliament. The same is the case for Federal Bank in US, Bank of England etc.
  • A few centuries back, people were slaves to kings. The kings had the power to print currency. They had powers to use force for subjugation of their own citizens or to fight wars with other kingdoms. The king's cronies were landlords and rest of the people were bonded labourers. King's cronies were commanders and rest were soldiers who will go and fight wars. In short, majority of citizens were slaves to their landlords/king.
    All thats changed is, the economic power now is concentrated in the 17 families of international bankers. They control all the central banks of the world, political spectrum of all nations. Now, WE THE PEOPLE are economic slaves. We continue to work like bonded labourers - by taking huge loans from banks who only have to print the money or just enter it as a data in computer - and We the people keep foolishly working all our lives paying back our EMIs.

  • Economic Control - Illuminati can print money - Do we need to say more? This is their core strength! The rest of the control is simply a direct inference of this strength.
  • Political Control - Every politician is a slave to the International bankers. Due to this, Illuminati get the power to use force when they please. Most of the wars like World war I, II etc and the current wars in Gaza, Kashmir, Afghanistan are a manifestation of the Illuminatis power. They sponsor both countries @ war through loans. So irrespective of who wins, they are the real winners. Soldiers who fight the war and citizens who pay taxes for the never ending war loans taken by the governments - are the losers. All defense companies are run by the illuminati. They also control the Intelligence organizations across the world - CIA, Mossad, RAW, ISI. They bumped off US presidents - John F Kennedy, Abraham Lincoln for trying to exercise control over currency.
  • Energy Control - All the oil companies, power companies etc are run by the Illuminati. Needless to say, they decide the oil price, power prices, nuclear policies etc.
  • Food production - They indirectly control this sector by controlling the supply chain. Use of genetically modified crops, green revolution etc were just stratagies so that farmer cannot survive independently. They are forced to grow a single type of crop and they thus become slaves to the economic system.
  • Media - Every news channel, newspaper, the advertising industry is regulated by Illuminatis. They decide what becomes news and what doesnt. Just a small example - Sunanda Pushkar died and the news is slowly buried even though there are strong suspicion that its murder. Any unnatural death where person is involved in huge money transactions will never have a proper investigation ever. You can also check how shoddy investigations have been into US President's John F Kenedy's death, British Princess Diana's death etc.
  • Health Sector Control The entire Health sector is under Illuminatis control. They create and name diseases, find expensive medicines and sell it to us. You can see that in all hospitals where elaborate diagnostic tests are conducted for simple fever and at the drop of a hat, Doctors will prescribe a long list of medicines. [Edit after 2020] - You can easily see how they manipulated a common seasonal flu into a covid-19 pandemic and brought in measures that were unheard in our generations like lockdowns, vaccine certificates for going to your nearby departmental stores and many other tyrannical controls.
  • Education - The present education system is completely controlled by illuminatis. It is always people who do dumb investing banking who will be offered the richest perks in the world. Software engineers, who code programs which will never be released or which will be throw away 5 years down the line will earn more than the hard working labourers who construct buildings, poor farmers who toil to produce food for us.
  • Religion - Every Religion is in Illuminatis pocket. Vatican is their propoganda centre. So are many Heads of religions like Hindus, Muslims etc. You can see that almost all religious leaders never try to implement peaceful solutions in conflict ridden regions. Thats a direct effect of illuminati in control! One small example I can give here is - There are 5 major mutts following the Advaita tradition of Sanatana Dharma. These are the Sringeri mutt, Dwarka mutt, Puri mutt, Badrinath mutt and Kanchi mutt. Just go and ask each of the heads of the Mutt (Matadhipathis) about when was Adi Shankaracharya born? Sringeri mutt will tell you its 8th century AD. Kanchi, Puri, Dwarka and Badrinath mutt will give different dates like 44 Century BC, 550 century BC etc. These religious heads of the Mutts never meet to decide on a common date (direct influence of illuminati). They will also have their own Guru Shisya parampara of their Matadipatis from the dates they believe to be Adi Shankaracharya's date of birth. Clearly, if Adi Shankaracharya was born in 8th century, how can he have Shisyas (students) dating back before 8th century. These contradictions are indicative of how the illuminati destroy our culture, values.
  • Every branded product in this world are produced by companies controlled indirectly by illuminati. - Do you think State Bank of India, Reserve Bank of India are Indian? Do you think Indian Oil, Bharat Petroleum are Indian companies? Do you think Hindustan UniLever Limited is Indian? Absolutely NOT!
  • Entertainment - They directly or indirectly finance movies, TV shows, etc. They control all the major sports event financing like IPL, Football leagues etc. Oscars and other movie awards are their direct area of influence. They control indirectly who among the budding talents become superstars and who dont.
  • Space exploration scams - I wont eloborate here too much as it will require a book by itself. NASA gets ~10 million dollars everyday - This is tax money!!!! Most of the things they claim is false - In all probability - No human has landed on moon. Just a hoax to re-use the money for their own corrupt purpose. ISRO is just a smaller arm of this scam to fund Indian political parties. I know this will be difficult to digest in the beginning - but, if you explore with an open mind - You can infer this. There wont be direct proofs, but you need to infer that this is a possibility based on your own research. Just look at the CGI graphics ISRO presented as the spacecraft landing on moon - Thats the tip of the iceberg! A geocentric model of the universe where Earth (Hearth or heart) is at center and has a firmament above is far more likely possibility than a heliocentric model !!! More details link.

OK, Whats the solution?


Well, If you can, marry a Rothschild and settle. Thats a way to help yourself. Amartya Sen did it successfully. He got a NOBEL prize as a token of appreciation from the RothsChild family. But its not easy. Typicially Rothschild marry only among their cousins.


For the majority of the Aam aadmis, I dont know. Even Aam Aadmi party is controlled by the Illuminatis - Ask Arvind Kejriwal why he got the Magsaysay award even before entering politics and how many US trips did he do so far for getting properly trained? Not that I am pointing finger only at him. Our current leaders - Soniaji, Rahulji (INC), Modiji (BJP), Jayalalitha (ADMK), Karunanidhi and sons (DMK), Mamatha (TMC), SP and BSP leaders, Thackerays (Shiv Sena), so called crusaders like Subramanya Swami, Anna Hazare are mere puppets in the control of the Illuminati.

When the problem gets big, the alternative is dont think about it. Just take the blue pill and return to normal life as though there is nothing wrong in the world. Keep working your whole life to pay off your EMIs. Keep paying taxes - 50% of which is going to go only to service the interests for loans taken by our previous governments on our behalf. Not only you - your children, grand children and more generations have to work equally hard to pay off the stupid loans that our previous governments have taken. There is NO WAY OUT!

I do realize that some control is needed in this world. The present illuminati control, though of massive proportions, is still better than local militias taking over and making the world a worser place. All I am saying is, we need more transparency and more socialist way of economic control. Why should 99% of wealth be with 17 families (~6000 people today)?

    By far the Ubuntu movement which relies on the principle that the local community decides whats good for them, they own all the land and natural resources and each member acts with the principle that "Anything is good only if its good for all, else its not good for anyone" looks to be the most practical solutions.

  • Every human born on earth should be provided a seed money
    Why should a rich person's son or daughter get all the property and money inherited from their parents. Why is it that a son or daughter born to a poor family get only loans, inhuman living conditions, forced to take loans which by design will enslave them? Every human born should be guaranteed a seed money (say 1 million dollars) and he can then use it to lead a life of duty, purpose thats unique to his interests and passions.

Small things we can do

  • SAY NO TO WAR - WHATEVER THE PROVOCATION - QUESTION THE SOURCE OF FUNDING - YOU THE TAXPAYER IS PAYING EVERY WAR's BILL!
    The next time News channels splash tensions between India, Pakistan, SriLanka, China, DONT BELIEVE IT. Question the funds and follow the money trial. Where are the funds coming for both countries at war? The politicians on both sides are paid to raise stupid issues. Do NOT ever be influenced by patriotic cries. The politicians are getting dollars printed by the illuminati. What do you and me get?
  • Say no to branded products - Over a period of 10 years, switch slowly to unbranded products where huge commissions are not gobbled by the intermediate agents.
  • Help the poor farmer, labourer by giving more money in their hands by whatever means. Do not give to NGOs, government funds which straight reach the illuminatis.
  • Say no to drugs, cigarettes and liqour - Thats the illuminatis way of influencing the world and to make people slaves!
  • Invest your money wisely - Get out of stocks. Its completely illuminati controlled. Invest more in gold, Bank deposits, hard currency, real estates. All these are compromised, but thats the best we can do for now till we have loan free money powering the economy.
  • Dont foolishly argue that BJP or Congress or Aam Aadmi is better. Dont even think the Democrats or Republicans can change the world. The illuminatis decide who will be the next President of US, Russia, China or the next Prime minister of India, Pakistan or Sri Lanka. They decide when to bump off Presidents, Prime ministers. If you have any doubt, try to see if the politicians ever speak of International bankers, Inner City or the Rothschild?

Indian Budget Analysis 2015

  • As of 2014 - Indian Central Government earns around 10 lakh crores as revenue and spends 15 lakh crores. As of 2025 - this stands at 27 lakh crores as revenue and 47 laksh crores as expenditure.
  • How does it make up the difference which is 5 lakh crores (15 minus 10 lakh crores)? - For now, understand that this 5 lakh crores is called fiscal deficit.
  • India has to borrow from International banks (through their bogus fronts like World Bank, IMF, Federal Bank in US, or other central banks). Naturally this comes with interest that we have to repay in the future.
  • OK, thats great. So we have 15 lakh crores of money for development is our first thought. WAIT A SEC - you forgot that we have done this for previous years. So we need to repay our previous loans
  • That works out to be = Rs. 6.75 lakh crores (Rs. 2.25 lakh crores Principal payment this year + Rs. 4.5 lakh crores for INTEREST Payment)
  • One more data of interest is what is the total principal loan amount we have burrowed so far from international banks - It is just Rs. 60 lakh crores as of 2014. We can go upto around Rs. 120 lakh crores because thats the entire GDP value of Indian economy. Thats like the limit beyond which we are bankrupt.
THATS IT! Now look at the figures again. Indian Government earns 10 lakh crores as revenue, spends 6.75 lakh crores for loan payments. In simple terms, a person is earning 100 rupees and paying 67 rupees as EMI.

  • Bretton Woods Agreement: How 44 allied nations in 1944 were made to accept US Dollars as reserve currency instead of Gold. Simple explanation being that the conversion of US Dollars to Gold will be fixed at 35$ per ounce.
  • From 1944 to 1971, US Dollar was backed by Gold.
  • But, Federal Bank issued too many dollars by 1971 and all nations tried to get back to Gold (by converting their dollars into Gold). This became infeasible as US did not have so much Gold backing.
  • So, US Dollar was CONVERTED to floating currency. But then, other nations may not need Dollar. So President Nixon and Henry Kissenger came out with the idea of PetroDollars.
  • Idea of PetroDollars is US will give weapons and protection to OPEC countries (Saudi and co), but in return OPEC has to trade oil ONLY IN US DOLLARS (which is like worthless paper), and they will stock their profits in US Debt securities (Again a worthless certificate).
  • US has bases in 130 countries just to threaten them into submission and to monitor if any other currency is used for Oil!
  • All wars like war on Iraq, Afghanistan is only because of maintaining dominance over oil fields plus a way to transport them through Asia for global consumption.
  • Current ISIS crisis etc are simply western funded, media propogated drama to keep a hold on the oil reserves.

Visit To Kodaikanal

Kodaikanal and Ooty are two well known hill stations in Tamil Nadu. Ooty has more places to see, more crowded and a little more easily accessible from Bangalore. Kodai is a little less crowded during non peak season, and most of the important landmarks are within 1/2 a km radius.

Buses, Trains

Train route from bangalore:
Bangalore - Salem - Karur - Dindigal or Kodai Road
Catch bus from Dindigal or Kodai Road to Kodaikanal

Bus:
SETC (Tamil nadu state bus), KSRTC (karnataka state bus) and private operators operate buses from Kodai to Bangalore.
Strangely, KSRTC online service does not show the Rajahamsa and Volvo bus they operate from Kodai to bangalore. We need to go to the bus stand and book it.
In kodai, the reservation counter in bus stand never opens, but bookings can be done through local operators.

I believe there should be some understanding between KSRTC bus service and local operators, otherwise I dont see how they are able to correctly tell the seat numbers available etc.

Buses are available to Palani, Dindigul, Kodai Road, Madurai, Coimbatore, Chennai and Bangalore from Kodai bus stand.

Accomodation

If you do not have car/transport, then opt for a lodge close to the bus stand. Within 200m there are a number of them:
  • Hotel Bala, Hotel JC Grand, JC Woodsville, Astoria, Annapoorna right opposite the bus stand
  • Hotel Anjay, Hotel Strawberry park, Apple Valley, Golden paradise, Kodai Star, Kodai Crystal, Snooze Inn (Towards Bazaar road)
  • Valley view, Sunrise, Pleasant Stay (Slight deviation from bazaar road)
  • Kodai Resort, Valley Retreat (towards Coaker walk)
  • Hilltop Inn (Towards Petrol bunk)
If you have some transport or if you would like to use local taxi, you could choose
  • Paradise Inn, Spring Valley, TTDC tamilnadu hotel
  • Hotel Mount view, Hotel Kodai International
  • Hotel Gurupriya, Royal Hotel, Spring Valley, Fairstay
The above list is not exhaustive. You could get much more hotels for stay. Charges for accomodation ranges from Rs. 1500/- to 5000/- during peak season. During off season, charges are generally half the above amount. I booked Hotel Mount View. Its decent but the location given in Google Maps was wrong. Its around 1.5 to 2 kms from bus stand. So its not easy to walk specially uphill. We have to hire local taxis. Another point is hot water availability. Most hotels have timings for hot water like 7-10 in morning and 7-9 in night.

Food

Some decent Restaurants include:
  • Astoria Veg right opposite bus stand
  • Annapoorna Veg
  • Dominos
  • Rasoi Veg

Places to see

Package tours are available by a lot of tour providers. You can have
  • Group tour - Daily packages available for 3 - 4 days
  • Individual taxi tour - Rs. 600/- for 6 points, Rs. 900/- for 10 points etc
I went for group tour with SKM travels. The office is within the bus stand complex. They are good value for money in their service. They also provided free cloak room facility for the last day. But there are no refunds for their group tour packages. So its better to book only for next day's outings.

Local Transport

Local Taxis can be hired for Rs. 120/- to Rs. 150/- for a short distance travel (say hotel to bus stand etc).

Boating

Its easily the biggest attraction. There are plenty of boating options - Paddle boats, Row boats, Honey moon boats costing 50/- to 300/-. Cycling is also available. We can cycle round the lake (4 kms). There are also children park, dashing car, skating hall and other options in the periphery of the lake.

Shopping

Shopping places are near lake and near bus stand in Bazaar street. Except this, most of Kodaikanal is just mountains.

Visit To Palani Murugan Temple


Palani is a religious temple town and is visited by millions of devotees each year. Thousands of devotees throng to this town everyday for Lord Muruga's Darshan and is popular as Tirupati in Andra, Dharmastala in Karnataka.

Buses and Trains

I booked my travel through KPN. It takes a night journey from Bangalore. Starts around 10 pm and reaches by 6 am in morning to Palani. I think there will be some government buses (SETC) as well.

Train route is through Salem, Karur, Dindigal. From Dindigal, we can catch a bus to Palani. For advance booking (2-3 months in advance), this is the best route.

Accomodation in Palani

There are plenty of Private lodges. Use Auto only if luggage is too much, otherwise walk towards temple and there are plenty of lodges along the way.

Deepam loge, New Tirupur lodge, Siva Lodge, PTS Lodge, Subam Lodge, Hotel Ganpat are some of the economic lodges. Cost around 500-1000 rupees a day. There may be a rule that only families are allowed. If you are single, or if you are a group of men, maybe they might not allow stay.

Peacock Inn, Vels court are slightly higher budget lodges. Government lodges like Dandapani Nilayam are available near temple, but I dont know if its easily available given the number of devotees.

Food

Hotel Gowri Shankar close to Temple steps is supposed to be the best. Other hotels like Subam, Balaji etc are also present.

Tonsuring

Tonsuring can be done at the lodges itself, but there is an official Saravana Poigai centre on the way to temple steps. They keep announcing that doing it in the official centre is the only 'proper' way to appease the God. There is also a decent bath facility after tonsuring.

Temple

The temple is on the hill. There are multiple ways to climb the hill

  • Steps - ~700 Steps to the temple. Good option if you can climb it. Free as well.
  • Winch - Old Technology cable car like vehicle. Tickets are 50 rupees and 10 rupees. Frustratingly long wait as the car is very very very slow!
  • VIP darshan - Only option if there are old people who cant walk or wait for winch. No fixed price, I guess whatever they can fleece will be looted.
Once we reach the temple, there are again various queues.
  • Free Darshan queue - For the 'Aam' aadmi or the Cattle class whatever you want to call it.
  • 10 rupees Tonsuring ticket - If you have tonsured your head, preserve the ticket, and you can use this queue
  • 100 rupees Ticket - Slightly faster queue
  • There may be a VIP entrance if you can push a few big notes to the Temple authorities.

Prasadam is again another queue and they sell half a kg for 25 rupees.

Cleanliness, Values, People, culture and God

If you think that Cleanliness is next to Godliness, then avoid Palani. The temple above is well maintained, but the town below is simply a Garbage town.

If you think values like honesty, courtesy, ethics will be the flavour of the town, SURPRISE!!! The town is full of cheats out to make money, fleece the devotees and an anti thesis of how a religious Divine Temple town should be!
The auto wallah asks 40 rupees for 200 metres. The lodge guy says rooms not available even though I can clearly see that boards are put up saying 'Rooms Available'. Everyone from the barber to Temple priest are out to make money taking advantage of the temple's historic significance.

Temple is famous as the abode of Lord Muruga. Legend has it that he was upset with his parents - Lord Shiva and Parvati and came to this town. Whatever the legend says, if at all God exists, I hope he lives in a clean town with some respect to human values and not at this place full of people who are outright greedy, discourteous and unprofessional.

Then why do millions of devotees throng this place? The answer lies in the fact that this is hisotircally very significant and - For the millions who visit every month - everyday work is tedious and coming here and visiting the temple gives them some peace of mind. The hardship they face at temple is nothing great as compared to the hardship of their everyday lives.

A driver in Kodaikanal told me that he will visit Palani by walking the entire distance from Kodai to Palani (65 kms) which is a difficult mountain terrain. It generally takes him 1 day to walk, one day for darshan and another day or two to get back. While they go in a group, the spirit of Bhakti/devotion and adventure motivates them and enables them to complete this difficult journey.

Buying Apartment in Bangalore

Imagine, living in the heart of the IT corridor, in a community that offers you everything and more. Imagine living in close proximity to some of the best educational institutions, entertainment centres and malls. Too good to be true? Well, that’s exactly what XYZ offers you“!!!!!!!!!!!!!!

Is this the 10,000th time you are seeing such an ad on the newspaper. Is your dream home just around the corner as the ad says! Or you are still in doubt if the process of buying a home is that simple as advertised?

Everyone in India, atleast in the cities, dream of owning a house. Be it flat or apartment or plot, the process is long and tedious. So are people’s efforts for realizing their dreams. Often, the only time you feel happy about building/buying a house is when u r dreaming!!!!! From then, till you buy one or construct one or get cheated in the process, the effort is gigantic and there is a sinking feeling that government has done very little to ensure credibility of real estate business.

This post documents some of the efforts/issues/process of buying a new flat in Bangalore. If you are buying plot or buying second hand flat or buying a yet to be built flat there will be some modifications in the procedures but still this post will act as a good starting point.
The process.
a) Search for appropriate location and visit various flats of builders – big and small.
b) Check with your budget if things are working out and your requirements/dreams met.
c) Try to compromise on dreams and conflicting requirements.
d) Finalise on the flat or the builder
e) Buy

Sounds simple!!!!!!! But, more often than not, the implementational procedures, the rights and wrongs are so difficult that it becomes impractical to implement the simple procedure above.

Hence my efforts in documenting the procedure and technicalities involved. The post is not an encyclopedia of all real estate terms, but atleast it will give the basics of how real estate works and helps you save time while you are learn by trial and error!

Technical terms

First get introduced to whats Encumberance certificate, khata, tax paid receipts, Sale agreement, Sale deed and a list of words used in real estate.

a) Encumberance certificate:- This document is issued by the sub registrar office in the same locality. This basically tells if the land/plot/flat is mortgaged for some loan, that is, if a loan has been bought on this property.
b) Khata certificate:- There will be a computerized document with the sub registrar office which basically talks about the owner of the plot/land in case flat is yet to be built, or the flat itself, if you are purchasing second hand. In case of first purchase of the flat, get the khata certificate for the land the builder has bought. I am not sure about the exact nature of this document but just that its a registered computerized information available with the government about the plot. If khata has not been purchased, it can be done if the property is not in dispute and all other documents (like tax paid receipts, sale deeds etc) are in proper order.

c) Tax paid receipts for the property:- Once you have liked the flat and the budget suits you, some documents need to be verified. First among them is to get the latest tax paid receipts (issued by BBMP). Collect xeroxes of the latest tax paid receipts from the builder

  • For the land he has constructed on
  • For the flat if its more than an year old.

Remember that sub registrar office deals with Registration, Khata etc. BBMP office is only for tax payment. Usually BBMP will look at Saledeed, Khata and will issue the receipts of Tax in your name. It can be in previous owner or builder's name, but better to change it to your name once you have bought the property.
To know the details of property tax, go to http://www.bbmp.gov.in and follow the correct links. You need to enter 2008-2009 tax receipt number and you can verify the details about whose name the tax is being paid for the property, how much amount has been paid, which year and so on.
d) Legal heirs document:- Again I am not 100% clear on this. But there are documents which tell whose name the property is in, from whom did they buy, who are the legal heirs of the builder, previous owner of the land from whom builder purchased etc.

So first step before you book a flat and go for the sale agreement is that, you ask for
- Encumberance certificate for the plot and the flat
- BBMP approval certificate for the building
- Khata certificate for the land and the flat
- Latest tax paid receipts for the plot and the flat
- Legal Heir Documents and the previous Sale Deeds etc
Just ask for xeroxes of all land documents with the builder.

Go to a real estate lawyer (Find a reputed lawyer on your own)
Ensure that the papers are in proper order.

If the lawyer wants any more documents, ask for it, get it and finally the lawyer will give a legal opinion certificate. Once you have it, it means that there are minimal chances for cheating.

e) Sale agreement – (Optional - This has very limited legal value and is only between buyer and seller) First agreement to be signed on stamp paper between the buyer (you!) and the builder. The information it will give is: booking advance you are giving to the builder, which apartment you will be buying, what is the total area (like super built up, built up and carpet area), whats the final amount you will pay the builder & by when you should give the final amount.
Catch:
1) If you are paying in black (explained later), then either the agreement will mention a lower value or no agreement will exist. In that case, only trust on builder can help!!!!!!!!!
2) Many builders will not give the sale agreement immediately. Yet again, either just dont take that flat or trust the builder!!!!!!!!!!!!!!!!!
3) Booking advance will mostly be non-refundable. So be very careful. Take your time. Ask for a draft first, verify it and then only proceed. Once the booking advance is paid, you cannot do anything if things go wrong. Remember the sale agreement will mention it as non-refundable. So even a case in court will not help.
4) Ensure that the sale agreement mentions that the amount to be given by the buyer includes VAT, service tax, common amenities charges, car parking etc. ONLY the registration cost will not get mentioned in the sale agreement. Apart from it, all other costs have to be mentioned. Thumb rule is that the total amount you incur = Total amount to the builder in sale agreement + registration charges to be given as DD to the sub registrar of that locality.

f) Sale deed: This document is the almost the final document that basically states that you are the owner of the apartment. It should be certified by the sub registrar of that area. It basically states for what amount you are buying the apartment, its address. Its a conformation that the government is aware that the property is in your name and in its records is registered in your name. For the registration, you need to shell out quite a good percentage of total amount of your flat (say 7.85% of the total amount you are paying the builder for the flat).
Catch:
1) The government fixes guideline values so that you dont undervalue your property. So the rates may be like Rs. 2000/sqft for jp nagar etc. This means you cannot register the property at less than Rs. 2000/sqft and you have to shell out Rs. 157/sqft for the registration itself (payable by you, the buyer of property).
2) What you pay to the builder may be more than the guideline value. This is called market price. Now say you are actually buying the flat for Rs. 3500/sqft, then this is the market value
3) In Bangalore, its very common to see that buyers buy at market price but register at government guideline value. That is, you buy the apartment for Rs. 3500/sqft but registered amount in the sale deed shows Rs. 2000/sqft which is the government guideline value. Is it legal ——- I frankly dont know, but its common practice.

g) Super built up, built up and carpet area:-
Super builtup area is the area which includes carpet area + walls + common area (lift etc).
Builtup area includes carpet area + walls (generally 85% of super built up area)
Carpet Area is the exact area that lies between the walls (generally 90% of builtup area)
Car parking is seperate and is generally not included with the superbuiltup area.
E.g : Super built up for 3 bhk flat can be 1700sqft
Built up for the 3 bhk flat can be 1445 sqft (85% of super builtup)

h) Black Vs White money:-
This is also very common, certainly illegal practice in real estate in many cities in india including bangalore. My guess is that 90% of the real estate dealings deal with black money (very sorry state of affair, but remember the poor politicians should somehow earn crores of money before the next elections, what is the easier way than money in black).
Basically black money means money not being part of any receipt to avoid payment of tax.
So suppose if your flat costs Rs. 50 lakhs, and you are showing only the guideline value in the sale deed, say 16 lakhs. Then there are good chances that you will pay Rs. 34 lakhs as black (i.e without a receipt, or without mentioning in sale deed). This money is unaccounted as far government is concerned (i.e no tax will be paid on the rest of the amount, it is the builder’s black money).
So while enquiring about rates and before finalising your sale agreement and giving the booking amount, clearly ask if the deal is black/white. If white, aal izz well.. If black, your risk.

Details while asking for the price:
There are lot of ways to deceive people about the actual cost that will be finally borne by the buyer.
Generally the per square foot cost which the builder says should include all charges i.e service tax, VAT, common amenities cost etc. Just confirm that the rate he tells covers all this (This will clearly be specified in the sale agreement). The only other cost you have to pay is the registration charges to be given as DD to sub registrar of the locality.

Bribes:
Indian systems dont work without a bribe (as of jan 19 2010). Some amount will go as bribe in the sub registrar office, for getting khata etc etc. Ask the builder about this and ensure that it is not beyond reach.

Hope you have understood some technicalities involved in real estate business.
Summary is:
1) Get the xeroxes of tax paid receipts, encumbarence certificate, khata and related land documents, get it verified by lawyer and go ahead only if he gives a legal opinion that is favourable.
2) Get the draft of sale agreement and the sale deed and get it verified by lawyer.
3) Then give the booking amount and take the sale agreement from builder on stamp paper.
4) Give the final amount within the date mentioned in sale agreement.
5) Get the sale deed registered from the sub registrar in the locality.
6) Get the khata for the property.

Thats it.

Buying a site is also very similar to buying a apartment. Here is the process:
  • First get the documents xerox from the brokers/owners. Some brokers refuse to share documents unless sale agreement is done. DO NOT ACCEPT THIS. Politely inform - Legal compliance is very important as this is your life time investment. NO DOCUMENTS, NO MORE PROGRESS. Do not buy into any arguments here. Brokers/Owners give a lot of reasons about tying the documents xerox with advance payment OR sale agreement. Some brokers/owners insist on final price before sharing documents. AGAIN - As a buyer, you can discuss approximate prices, but DO NOT COMMIT to prices. This step is explained in detail in the later section.
  • Verify the documents yourself and from a lawyer (steps below). If lawyer or you need more documents, ask for it, this is the time.
  • Start Bank loan process.
  • Discuss with the broker/owner whats the advance amount (typically not more than 1% to 10% of the total amount), sale agreement terms and conditions like by when the final amount will be paid and whats the final amount? Also, before sale agreement is made insist on SEEING the original documents (may be by going to the bank where the documents are, if necessary).
  • Get the Sale Agreement done.
  • Bank loan process may ask for more documents if necessary.
  • Get the bank loan sanctioned.
  • Get the Sale deed done by registering at the sub register office on the agreed date by paying the owner the necessary cheques/demand drafts/cash.
  • Apply for Khata
  • Apply for change of name in Property tax receipt.

FAQs on where you can get stuck

  • If its single owner, then its one document, but typically over a period of last 20 years, more than one owner may have changed hands. So multiple sale deeds are present. Since its changed multiple owners in the past 20 years, then all sale deeds are needed. Check Each of the sale deed if the buyer in each case is the seller in the next sale deed and also check the amount and date. Typical scenario of a problem is when buyer in one sale deed is no more and his family has executed the next sale deed, then it must be thoroughly checked.
  • If the broker is not agreeing to a meeting with owner, typical its a concern. This happens if owners know that there are legal risks, hence they will avoid meeting the buyer. This is a very difficult thing to predict as owners can be abroad, OR they may not have time OR they may be too big a builders with several such properties. Still it makes sense to visit the owner face to face or have a telephonic conversation.
  • Executing through power of attorney. This is a common scenario, but power of attorney document should be studied in detail as to who will sign on the sale deed and his name is there clearly in the power of attorney document.
  • The Broker/Owner says no to ANY document you request. Lets say lawyer OR you yourself ask for a no objection certificate from all the family members where its a inheritence property. Broker/Owner says not possible. Do not proceed in such cases or proceed with great caution. I have seen cases where broker says he has LENT money to the Seller and so he will finalize the final prices etc. He also said he had a non registered sale agreement with the seller. He refused to show the sale agreement saying he does not want to disclose the price at which negotiations have happened. Absolute NO NO to proceed as broker/owner is hiding information.
  • Try to go with all white money. If the money you are paying owner is say 50 lakhs, let sale deed show 50 lakhs. You can pay the stamp duty and registering at say 7% rather than going for white and black money. Even after de monetization, where the government claims elimination of black money, nothing has changed on ground. Brokers and Owners freely ask for Cash/Cheque for a percentage of amount of the total amount which will not get covered in sale deed. So much for eliminating corruption. I have written another blog where I explain why Real estate, Politics are all controlled by bankers and hence do not expect things to change. Honesty is never the best policy in real estate.
  • If any of the documents are unclear, do not hesitate to consult lawyer, take your time before the sale agreement/advance payment has to done. The brokers/owners are very good in misleading the buyer to pay advance etc. Do not worry about others buying property, market prices rising etc which are reasons given by broker/owners. Say you need 100% legal verification after which you can proceed.

How not to get duped by credit card marketing

So far, even though I felt, credit card is a waste, I never campaigned against it. But after being fatally deceived by cheats, I am going all out against this day light robbery.

Here's the sequence how i got duped by credit card marketing in State bank of India, Sahakaranagar.



I opened a fixed deposit in sahakaranagar - State bank of India.

Marketing Lady (Holding my acct opening form in hand): "Sir, we give free credit card to all FD holders"

ME: "I never need one, madam, thank you".

Lady: "Sir, its all free, and you need not pay a single paisa, we give this facility to all holders".... (more crap).

ME: "No madam, thanks, i never use it".

Lady: "Sir, if you don't use it, first year, no charges, you can surrender".

ME: "OK, fine, since you are insisting".

Sign, Sign and more sign

ME: " I don't have address proof right now, cant do anything about it"

Lady: "Its OK sir, we will verify"!

One month later, phone rings:

Caller: "Sir, I am calling up to verify for your credit card"

ME: "Tell me the terms first"

Caller: "What???? We are only verification, tell us your date of birth.."

ME: "Thank you, keep the card yourself"

Caller: "Sir, its for so and so offer, 1st year is free, etc etc"

ME: "Fine, let me give details"...



One week later:

Courier man: "Sir, am standing outside your gate"

ME: "Dude, but who are you?"

Courier man: "Sir, i have come to deliver credit card"

ME: "OK, come in"

Courier man: "Show me this, that, sign here etc etc"

ME: "OK, OK, OK " (thinking): "Why did i ever sign up?"

2 days later, phone rings:

Caller: "Sir, i am verifying details for your insurance policy for credit card"

ME: "Dude, hell with you, i never asked for an insurance policy"

Caller: "Sir, but its mandatory"

ME: "Keep the card with you"

Cut the phone.

1 week later (10 Feb 2011), phone rings:

Caller: "Sir, am Jayanthi, calling from so..."

ME: "yes"

Caller: "Congrats for your card, i will now tell you terms and condition"

ME: " go on"

Caller: "Sir, first year charges of Rs. 329 has been sent to you, you need to pay up before 25 Feb 2011"

ME (shocked) : "Hello, everyone so far told me its free.."

Caller (threatening voice): "Mr. Shivashankar, we take lot of effort to ensure that this information of cutting fees for first and second year is made known to you and you have signed it. Also if you don't pay up, your fixed deposit will not be released.."

This, my countrymen, is happening in the country where Gandhi was born!

From the sweet talking lady "Sir, Its absolutely free"...
To the threatening voice in the phone
"Mr. Shivashankar, Let me inform you that we take enough care to get your signatures, lock your fixed deposits"...
